Modern Loft Conversion
The Challenge
James and Rachel needed an extra bedroom for their growing family but did not want to move. They had three quotes for a hip-to-gable loft conversion with rear dormer. Two quotes were significantly cheaper than ours. During our survey, we identified that their roof structure needed additional steel support that the other quotes had not accounted for. Without it, Building Control would have failed the inspection.
Our Approach
We provided a detailed structural report showing why the additional steelwork was necessary. Our structural engineer calculated exact beam sizes and load requirements. We coordinated with Building Control before starting work to confirm our approach. During construction, we discovered the existing roof timbers were in worse condition than expected and required additional strengthening. We documented this, provided options, and adjusted the programme accordingly.
